Maintenance
Yes. We have a highly skilled maintenance staff. We offer 24/7 maintenance emergency service.
We encourage our residents to place a work order through the online resident portal on our property website. You can also stop by the leasing office during business hours to place your work order.
All work orders are responded to within 24 hours, depending on the nature of the work order. We try to have all completed within 24 hours, but some take up to 72 hours to complete. We respond to all work orders in order of level of priority and prioritize emergencies over other calls for service.
No, you can provide us with permission to enter which will allow maintenance to complete your work order without you being present.
We do not service after hours lock outs. You can use the smart home app to help troubleshoot the issue with your lock. Our smart locks will warn you by blinking red when running low on battery. Make sure you enter an online work order for our maintenance team when this happens and we will be happy to switch them out for you.
You are allowed to decorate your new home. We do not allow walls and ceilings to be painted; they must stay the existing color. All modifications, i.e., nail holes, to the apartment will be charged at the time of move-out if it is not restored to its original condition.
EMERGENCIES: No electricity throughout the apartment; No water throughout the apartment; No heating or air conditioning in severe weather conditions (Heat when temperature is below 45 degrees F. or less outside and an interior unit temperature of 65 degrees F. or below) (Air Conditioning when Exterior temp is over 85 degrees and unit interior will not cool below 80 degrees.); Refrigerator not cooling; Water coming into an apartment; The possibility of fire from electrical sparks; Toilet is not working in an apartment with only one bathroom; Situations where the resident’s safety is jeopardized (e.g., the apartment has been broken into and the looks or windows are damaged or there is standing ice in parking area, sidewalks, breezeways, or stairs.); Access gate not operating correctly

Our year-round spa is open from 8:00 AM to 11:00 PM, 7 days a week.
We offer upscale underground parking as well as complimentary parking available both above ground and directly across the street at the Utah County Health and Justice Building parking structure
All of our apartment homes include a washer and dryer.
Yes, we are a pet friendly community. We use Pet Screening services for pet approval.
$200 Refundable Pet Deposit, $400 Non-Refundable Pet Fee, $45 Monthly Pet Rent (2 Pet Limit)Â
We love pets and welcome all cats and most dog breeds. All PEG Property Group communities abide by Breed Restrictions; The owner reserves the right to restrict breeds and types of animals. Currently restricted animals include all dogs that are full or partially: Akita, Argentinian Mastiff, Bullmastiff, Doberman Pinscher, German Shepherd Dog, Mastiff, Neapolitan Mastiff, Pit Bull, Pit Mix and Rottweiler. Others may be added.
Our community does have a dog park located near our spa.
Our stainless appliances set include dishwasher, stove, refrigerator, and microwave and/or vent hood.
Trash chutes are located in ever hallway of every floor.
Moving boxes can be disposed in the underground garage.
Pest control can be scheduled by entering a work order.
Our onsite staff will not accept packages on behalf of residents; However, we are equipped with LuxerOne lockers and a package overflow room.
Our Fitness Center is open 24/7 with controlled access.Â
Our Health and Wellness Center has everything you need to stay in shape! We have free weights, cardio, and cycling.
 Yes, resident may reserve our clubhouse - ask the office for availability and pricing.

No, there is no cost to take a tour. You will need to visit the property during business hours or you can call or email the leasing center to set up an appointment that works best for you.
We accept walk-ins, but we prioritize prospects with appointments.
Our office is open 6 days a week and we have an open door policy. You can come meet our team at any time.
You can reserve your new home with a few easy steps. Visit our website> check out the "floorplans" tab> select your floorplan> select your unit #> and apply!
Our application timeline can vary, but it usually takes 1-3 business days as long as all the supporting documents have been submitted. Our team will contact you as soon as possible with results and next steps.Â
Rent and specials are subject to change daily. Our application fee is $55/per applicant, and our security deposit is $500 (on approved credit), which is determined on your background check. Contact our team for our daily price quote and for more information.*

Yes, we require Renter's insurance with personal liability for $100,000 for the term of the lease.
No, we currently do not offer furnished apartments.
Yes, the short term lease fee for 3-5 month leases will $150.00 plus market rent on the apartment.
Utilities
Utilities are not included in your rent amount and will be billed back based on usage.
At the time of move-in you will be required to provide proof of an active electric account. The property uses a 3rd party utility company who will charge you for water, sewer, trash, and common area utilities based on an allocation formula.
The property has been wired for high-speed internet. Fees for internet are included in our smart home package.

Occasional overnight guests are welcome. However, we do not allow guest to stay longer than 10 total nights per month.
No. A New Security Deposit is required for each apartment when transferring apartment homes. There are also associated transfer fees and notice requirements. Please give us a call to learn more.
No. Subleasing your apartment is not allowed. However, you are allowed to add a roommate anytime during the lease terms. Added Roommates must be approved by Management and pass qualification criteria.
